Why pay more than double the reserve?
Hero Realty CEO Rohit Kishore put it this way: "This strategic acquisition in Sector MU, Greater Noida, comes at a time when the newly inaugurated Jewar International Airport is set to redefine the region as NCR's next growth hub." The bid reflects a bet on the Jewar airport, the DMIC industrial township next door and the scarcity of group-housing plots inside Greater Noida's established grid.
What it means for buyers
- Clean title: authority-auctioned land comes with clear ownership and approved land use.
- Pricing floor: at roughly ₹218 crore for 4.5 acres, land alone is a meaningful share of the project cost, which explains the premium over Yamuna Expressway launches.
